Commercial and industrial leak detection services
Six parts of a warehouse that leak in their own way, and how each one is investigated. Every survey starts non-invasive; pipework and drainage leaks can also be quoted for repair.
Warehouse and commercial roof leak detection
A warehouse roof covers a lot of ground, and every rooflight, valley gutter, fixing and junction with a wall is somewhere water can get in. Inside, the drip lands wherever the steel carries it, which is rarely under the defect and often onto stock.
What you tend to notice
- Water dripping onto racking, pallets or the slab after heavy rain
- Wet patches or staining beneath a rooflight or along a valley gutter
- Damp on the inside of an external wall below a gutter or downpipe
How it is found
Moisture mapping and thermal imaging inside show where the water is arriving. On the roof, a thermal-imaging drone surveys a large area without scaffolding, and tracer gas, smoke testing or an electronic roof leak detector pinpoints the defect on a flat roof.
Repairs
ADI locates roof and structural leaks and reports them with photographs. Repairs to roofs, cladding and building fabric are for a roofing contractor.

Underground water main leak detection for commercial sites
The incoming main usually crosses the car park and service yard before it reaches the building, and on a larger site it may carry on to a gatehouse, a wash bay or another unit. A leak under all that tarmac can run for months before anyone sees it on the surface.
What you tend to notice
- A water bill or meter reading that has climbed with no change in how the site is used
- The meter turning at night or at the weekend when the site is shut
- Water surfacing through tarmac or concrete, or a patch that never dries
How it is found
Acoustic ground microphones and leak-noise correlation locate leaks on pressurised pipe over long distances. Tracer gas is used where the pipe is deep or the yard is noisy, and a trace wire maps the route of a plastic pipe so the excavation goes in the right place.
Repairs
Water main and supply pipe repairs can be quoted, including excavation, replacement and backfilling, with a pressure retest before we leave.

Most warehouses have a two-storey block at the front with offices, a canteen, toilets and showers. The pipework runs through ceiling voids and boxing, so a leak upstairs shows up as a stained tile in the office below.
What you tend to notice
- A stained or sagging ceiling tile under the toilets, showers or kitchen
- Soft or lifting flooring around a shower tray or WC
- A musty smell in the welfare area that cleaning does not shift
How it is found
Moisture mapping tells us how far the water has travelled. Thermal imaging and dye tests on showers, WCs and basins show which fitting is at fault, and a borescope camera confirms it through a small hole before any boxing or tiling comes off. Where the fault is on the pipework itself, each circuit is pressure tested in turn.

A boiler that keeps losing pressure, a water heater that never quite keeps up, warm-air units on the shop floor that run cold: heating leaks on a commercial site are usually somewhere along a long run of pipe under floors, in walls or up on the steel.
What you tend to notice
- The boiler or pressurisation unit needs topping up more often than it used to
- Warm patches on a floor, or a cold heater at the end of a run
- Damp on a floor or wall with no washroom or tap nearby
How it is found
Thermal imaging picks out the hot flow and return pipes through finished surfaces. Tracer gas in the heating circuit escapes at the leak and is detected at the surface, and pressure testing confirms which circuit is losing water. Acoustic listening and moisture readings settle the exact spot.
Repairs
Heating pipework leaks can be quoted and repaired. The domestic "no find, no fee" guarantee does not cover heating systems or commercial premises; warehouse work is quoted.

Industrial water leak detection on feeds to machinery and plant
Cold and hot feed pipes serve wash-down points, machinery, production lines and plant around the building. When one of them leaks, the problem is rarely just water: a feed that will not hold pressure can stop the equipment it supplies.
What you tend to notice
- A feed that loses pressure when the machinery it serves is switched off
- A wet slab or damp blockwork beside a column, wall penetration or pipe drop
- Water appearing in a different part of the building from the equipment
How it is found
Each feed is isolated and pressure tested to find which one is losing water. Thermal imaging follows hot feeds along the steelwork, acoustic listening narrows down the leak on the pipe, and tracer gas finds it where the pipe runs under the slab.
Repairs
Pipework leaks on feeds can be quoted and repaired, and pressure tested afterwards. Faults inside machinery are reported for the equipment supplier.

Yard gullies, channel drains at the docks, interceptors and the pipes that carry water off a large roof all take a beating from heavy vehicles and heavy rain. A cracked or displaced drain lets water into the ground beside the building.
What you tend to notice
- Standing water in the yard or at a loading dock that will not drain away
- A smell near a gully, a dock leveller or the washrooms
- A wet wall or floor inside the building next to a downpipe or gully
How it is found
A drain camera survey shows cracks, displaced joints and blockages inside the pipe. Dye tests trace water from a suspect gully, downpipe or washroom so you know which run is at fault.
Repairs
Drainage repairs can be quoted. Where the fault is in the yard surface or the building, it is reported for the right contractor.
